What Global Capability Centres Need From Their Workplaces in 2026

India's GCC story has stopped being a growth story. It's now a transformation story, and most workplace design hasn't caught up.

The numbers make the shift hard to miss. India is home to well over 1,750 GCCs employing close to 2 million professionals, with revenues that have already crossed $70 billion this year and industry projections pointing to $100+ billion by 2030. GCCs now account for a striking share, nearly 38%, of all office leasing across India's top seven cities. This isn't back office anymore. It's the strategic core of how global enterprises build, ship, and own their most important capabilities.

But here's the disconnect: the design and build brief most centres are still working from was written for a different mandate, one built around rows of desks and cost arbitrage, not one built around AI native teams, IP protection, and global product accountability. In 2026, that gap has become one of the biggest constraints on how fast a GCC can stand up, and how well its space actually supports what the center is there to do.

Here's what GCCs actually need from workplace design and build in 2026, and why a generic fit out doesn't cut it anymore.

1. Floor Plans Designed Around a Different Kind of Workforce

The role mix inside a GCC today looks nothing like it did five years ago. AI engineers, data scientists, MLOps specialists, prompt engineers, platform architects, and SREs now sit alongside finance, ops, and shared services, often within the same floor, sometimes the same pod. Nearly four in five newly set up GCCs now name AI and data analytics as a core capability focus, not a side function.

That mix changes what a floor plate needs to do. A team building and evaluating models needs deep focus zones, secure server and infrastructure rooms, and spaces built for whiteboarding and pairing, not open plan rows designed for transactional processing. Design that still assumes uniform desking for a uniform workforce is designing for a GCC that no longer exists.

2. Build Speed That Matches GCC Timelines

GCC leadership teams are under pressure to go from mandate to operational center faster than ever, often measured in weeks, not quarters. A design and build process that runs on a generic construction timeline, with sequential handoffs between architect, contractor, and MEP teams, simply cannot keep pace with how quickly a GCC needs to be operational and demonstrating value to its global parent.

3. Tier 2 Build Capability, Not Just Tier 1 Craftsmanship

Bengaluru, Hyderabad, Pune, and Mumbai remain the anchor cities for leadership and senior roles, but the sharper 2026 trend is deliberate distribution: scale engineering in Pune or Ahmedabad, cost efficient operations in Coimbatore, Kochi, or Jaipur, BFSI and IFSC aligned functions in GIFT City. This is a designed de-risking strategy, spreading talent dependency across cities and reducing over concentration in a handful of metros.

The catch: tier 2 buildouts often get treated as a scaled down version of a tier 1 fit out, using local contractors unfamiliar with enterprise grade specifications. What GCCs actually need is the same design quality, the same materials and finish standards, and the same compliance rigour, delivered in a smaller city at tier 2 economics and speed. A design and build partner who can execute a compliant, fully finished center in a tier 2 city as confidently as in a metro is solving a real strategic problem for a GCC's location strategy.

4. Infrastructure Built for IP, Not Just Occupancy

When a GCC owns end to end products and customer journeys, not just support tickets, the physical build has to protect something more valuable than desks. Model training environments, proprietary data, and client sensitive IP now physically live inside these centres. That raises the bar on what needs to be engineered into the build itself: access controlled zones, network segregation at the infrastructure level, redundant power and cooling for server rooms, and physical security that can be demonstrated to global stakeholders and auditors who've never set foot in the building.

This is where a standard commercial fit out falls short. GCCs need a design and build partner who understands SOC level and ISO level requirements from the first floor plan, and who builds security and compliance into the electrical, network, and access control layers rather than retrofitting them after handover.

5. Design as a Retention Tool, Not an Afterthought

GCCs have become one of the most attractive employment categories in India, often out paying both traditional IT services and legacy MNC roles. That means the war isn't just for hiring anymore, it's for keeping people once they're in. And the built environment is one of the most underused retention levers a GCC has.

Design quality signals something to a candidate comparing offers from three competing GCCs with similar pay: which one actually invested in the place they'll spend their day. Natural light, acoustic comfort, wellness and breakout spaces, and collaboration areas that feel intentional rather than bolted on all show up in attrition data faster than most HR dashboards give them credit for. This is a design outcome, not a facilities line item.

The Bigger Shift

The centre of gravity has moved. GCCs are no longer asking a design and build partner to simply deliver a compliant office. They're asking for a physical expression of a capability their global parent now depends on. That's a different brief, and it needs a different kind of partner: one that designs around the actual workforce mix, builds at the speed a GCC operates, delivers tier 1 quality in tier 2 cities, and treats security and employee experience as design inputs from day one, not add ons after handover.

The GCCs that get this right in 2026 won't just have offices. They'll have built environments that scale as fast as their mandate does.
